The Financial Analyst supports the Investment & Finance and Development teams by underwriting, modeling, and tracking the financial performance of the firm's projects across the full development cycle. You are the analytical engine behind the deal - building and maintaining the proformas, cash-flow models, and return analyses that leadership relies on to make capital decisions. You should be developing deep proficiency in real estate financial modeling and a working understanding of how entitlement, construction, leasing, and disposition decisions flow through to returns. As the Financial Analyst, you should be building the judgment to not just run the numbers, but to understand what they mean and to flag risks and opportunities to the team. You will interact with lenders, investors, and internal stakeholders, and you will represent Pontikes, LLC in a positive and professional way. PRIMARY DUTIES & RESPONSIBILITIES
Build, maintain, and audit development proformas, cash-flow models, and return analyses (IRR, equity multiple, yield-on-cost) for active and prospective projects.
Underwrite prospective acquisitions and development opportunities, including market research, rent and sales comparables, and feasibility analysis.
Monitor project performance against underwriting assumptions and flag variances to
Prepare investor and lender reporting packages, including quarterly updates, draw reconciliations, and capital-activity
Support capitalization efforts by assembling lender and investor materials, sizing debt and equity, and maintaining the sources-and-uses for each
Assist in tracking project budgets, cost-to-complete, and cash-flow forecasts in coordination with the Development Team.
Maintain the firm's financial data - deal pipeline, returns tracking, and portfolio-level roll-ups - so leadership has a current, accurate picture.
Conduct sensitivity and scenario analysis on key assumptions (rents, exit cap rates, cost, timing) to stress-test
- Support disposition analysis, including hold-sell evaluations and exit
- Prepare clear, well-organized materials for investment committee and leadership
Coordinate with accounting and property management to reconcile actuals against projections.
EXPERIENCE
2+ years of experience in real estate underwriting, investment analysis, commercial banking, accounting, or a related analytical role.
Strong financial modeling and Excel proficiency required; ability to build and audit a proforma from the ground
Familiarity with real estate return metrics (IRR, equity multiple, yield-on-cost) and the development cycle
BS in Finance, Economics, Data Science or related preferred
